Grout Cleaning in St. George, UT
Pulling soil and hard water minerals out of the lines instead of pushing them deeper.
Grout Cleaning in St. George targets the porous lines between your tile that absorb soil, hard water, grease, and old soap. Mopping pushes that residue down into the grout, which is why the lines look darker than the tile face. We use higher pressure, hotter water, and grout-specific chemistry to flush the lines, then offer a sealer as a final step.

How It Works
Look at the Lines
We compare the center of a tile to the grout next to it. The color difference tells us how much soil is sitting in the lines and whether we are dealing with cleanable buildup or a permanent stain.
Pre-Treat the Grout
We apply a grout-specific cleaner and let it dwell so the soil, soap, and mineral film can break loose. Heavy traffic lanes in entryways and kitchens get a longer dwell and a second pass when needed.
Pressure Rinse and Extract
A turbo head sprays hot water at high pressure and pulls the dirty water back out at the same time. The water never sits on the floor and the lines come up several shades lighter than mopping can manage.
Walk-Through and Optional Seal
We walk the room with you and hit any line that needs another pass. Sealing is offered at the end so the cleaned grout resists the next round of soil and hard water.
"I recently had 3:16 Carpet Cleaning come out to handle our carpets, upholstery, and some tile grout in our home here in St. George. Wow -- what a difference! Our carpets hadn't been professionally cleaned in years and looked brand new afterward -- seriously, like we just installed them. The team was super professional, on time, and explained everything they were doing. I really appreciated that they use eco-friendly, non-toxic products -- safe for our pets and kids, which was a big priority for us. No harsh chemical smells lingering, and everything dried reasonably fast. They even gave great tips on maintenance afterward."
"We have used 3:16 for all of our centers from St. George to Cedar, for carpet, rugs, and tile when we first move in, as well as ongoing maintenance. Our cute little learners can be hard on things so 3:16 keeps everything looking and smelling amazing. They respond so quickly, they are flexible and reasonably priced. Very much appreciate this company!"
"Best in the town. We had them clean our carpets and grout. Looks brand new with affordable rates. Highly recommend."
What to Expect From Grout Cleaning
Color Change
Most grout comes back several shades lighter than it was when we started. Light grout that was installed white will look closer to white again, and dark grout will look uniform instead of blotchy.
Dry Time
Tile floors are walkable in 30 to 60 minutes. If we apply sealer, give it a few hours before you mop or set rugs back down.
What Stays
Permanent stains from dye, rust, or years of mildew may not lift all the way. We will tell you on the first walk-through if a section looks like staining instead of soil.
Sealing
Sealer is a separate add-on we recommend on most floors after a deep clean. It slows the next round of hard water and grease from soaking into the lines.
Why St. George Grout Gets So Dirty
St. George sits on some of the hardest water in the state, and that calcium settles into porous grout every time the floor gets wet. Add red dirt off shoes and grease in the kitchen and the lines turn gray or brown long before the tile face shows it. Light grout shows soil first, but dark grout hides hard water film that still needs to come out.
Showers are the other big one in this valley. Soap, body oil, and mineral spray sit in the grout lines all week, and a regular bathroom cleaner cannot reach down into the pores. We flush it with the same truck-mounted system we use on kitchen and entryway floors.
Our IICRC-certified crew is honest about what cleaning will and will not fix. Discoloration from soil, hard water, and soap usually comes out. Permanent dye stains, mildew that has eaten into the grout, and grout that is failing structurally are color-seal or regrout jobs.
Grout Cleaning FAQ
Why do my grout lines look so much darker than the tile?
Grout is porous and the tile face is not. Soil, hard water, grease, and soap soak into the lines and stay there, while the tile wipes clean. That color gap is the cleanest test for whether grout cleaning will help.
Will mopping eventually clean the grout?
No. Mopping pushes dirty water across the floor and that water settles into the lowest point, which is the grout. Most floors look worse in the lines after a year of mopping, not better.
Can you get my white grout white again?
Usually yes if the discoloration is soil, hard water, or soap. If the grout has been dyed, has rust staining, or has mildew growing inside it, we may not get all the way back to white and we will say so up front.
Do I need to seal the grout after?
Sealing is not required, but most St. George floors hold up better with it. Hard water and grease sit on top of a sealed line instead of soaking in, which makes the next cleaning easier.
How long does grout cleaning take?
A standard kitchen or bathroom takes about an hour. A full main floor with entryways, kitchen, and a bathroom usually runs two to three hours including the walk-through.
Is the cleaning safe for kids and pets?
Yes. We use professional grout cleaners designed for homes with families and pets. Stay off the floor until the lines are dry to the touch.
